After changing the flapper with no success. I concluded it must be the flush valve. No cracks I could find on the overflow tube. Must be the gasket/seal on the flush valve. Unable to locate a new .30 cent gasket for the worn out one on the flush valve. I luckily found this item.I'm no handyman but all that is required is turning off the water and unscrewing 2 screws from the old flush valve and replace with the new flush valve and tighten the 2 screws.In less than 10 minutes problem solved. I can use the $300 I likely would have paid a plumber to pay for the $200 water bill because of the leaking toilet I was not aware of :)

For some strange reason the flapper that came on the flush valve that came with my one piece toilet was very small almost falling short of sealing the entire flush hole. It lasted many many years but starting a few weeks ago it would not seal properly leaving a very tiny opening for water to slowly seep through. The flapper on this flush valve replacement is huge fully covering and sealing the flush hole the way it should. Super easy self locking installation. Kind of expensive compared to other flush valves probably because this 1 piece toilet has been discontinued. So it was either this or get a whole new (2piece) toilet. You win i guess

Our 1 piece AquaSource 1.28gpf developed a slow leak signified by a random 15 second tank refill throughout the day. It could have been from the flapper or the seal for the flush valve. I replaced the whole unit with this one. Works great and so far no random refills of the tank. The original flapper was a bit distorted and the original seal for the flush valve was really distorted. Hoping for the best!

Thankfully I held onto the old part because I needed to use it for parts. A screw was missing from the new one. Other than that it worked as it should.Shipping said next day available but there was a delay of 2 days. Not so happy about that. Unfortunately no local plumbing supply store had any like this as it’s not super common. so I was forced to wait.

I have a one-piece 3" Toto toilet CST 854L, for which the flush valve and tank-to-bowl gasket have been discontinued. This Lasco flush valve works as a replacement, but not perfectly:1) The overflow pipe is shorter than the Toto pipe, so I had to adjust the water to come right to the top of the Lasco pipe, rather than the standard 1/2" below, to get the toilet to fully flush. The issue could also be the flapper, which has no adjustment to create a hole on the side like my old Toto flapper had. I tried replacing the Lasco flapper with a new Toto flapper, but it did not seal against the Lasco. (I also tried taking the gasket from the Lasco valve and inserting it into my old Toto valve, but it did not seal.)2) The Lasco overflow pipe has a guard across the top to insert the bowl refill hose, and I had to zip tie the hose from my Toto/Korky fill valve to it, since it was too big to insert.All in all, it was a relief to find this flush valve. The toilet works; you just need to hold the handle down slightly longer. That said, when the gasket on my other Toto CST 854L fails, I'll try a Fluidmaster 540T-002-T5 to see if that works better.

We own several Toto toilets (Model CST854 and variants) that have had persistent slow leaks, even after replacing the flapper seal. Every 15 minutes or so, the fill valve would activate to refill the tank, indicating a leak somewhere.For some of the toilets, the issue was the flapper itself. Interestingly, even replacement TOTO-branded flappers (2023BP or THU500S) didn’t seem to fix the issue and would leak, but this was due to a design defect of these flappers. If you look at the reviews of some of these flappers, they aren't great. So would I recommend first testing other non-TOTO 3-inch flapper as a potential fix. The flapper included with this replacement works exceptionally well.However, for toilets that continued leaking despite trying different flappers, the problem was traced to the flush valve assembly. Specifically, the gasket/seal had compressed over time (about 15 years in our case), leading to slow leaks.Always do the "food coloring" test where you drop a few drops of food coloring (blue works great) into the toilet tank and see if it leaks into the bowl after a while. This will help you confirm with certainty whether there is a leak or not. Do this with the water shut off and check water levels in the tank to make sure there are no leaks.If there is a leak, to identify the source of the leak, you can run a simple test: turn off the water supply and let the tank drain. If, after a day or so, you notice a small amount of water at the bottom of the tank, the issue is likely with the flapper, as the leak happens at its level. On the other hand, if the tank is completely empty, the flush valve assembly is likely the culprit. In that case, this replacement is your solution.Replacing the flush valve assembly is straightforward. Remove the flapper and unscrew the flush valve (usually held in place with two screws). Then install this replacement, ensuring the screws are aligned properly, matching the original flush valve setup.Unfortunately, Toto doesn’t sell a replacement gasket/seal for the original flush valve, so this product is the best alternative available. It resolved the issue perfectly for us. Highly recommended for similar problems!

Used it on a Toto 1-piece toilet that was still leaking after I replaced the flapper. It took a few minutes to uninstall the old assembly, but barely a minute to install the new one. Fits great, and the toilet is sealed like new.
